Rental Criteria
We do not accept Portable Tenant Screening Reports or Comprehensive Reusable Tenant Screening Reports.
You must list any/all aliases in the name portion of the application. Failure to do so could result in denial of your application. Any false or missing information on the application could be grounds for denial/eviction.
We charge $44 per person for the non-refundable application fee.
If you have owned a home and not rented in the last year, your mortgage must be in good standing.
We require 1 year of good credit history with at least 2 companies reporting on your credit report for a minimum of 12 months each and a score of over 625. I recommend looking at CreditKarma.com to see what is reporting to the credit bureaus before you pay the online fee. Any applicant(s) currently in the process of bankruptcy would result in denial. If you have a previous bankruptcy, it must be more than 2 years old with 2 years of established good credit following the bankruptcy. You cannot have more than 1 bankruptcy on your credit report. Any judgments, liens, charge off's, collection, or an excessive amount of late payments in the past three years are considered negative information. However, if the collections are not excessive, there is a chance you will still get an approval. Unpaid/late payments on medical bills will be considered on a case by case basis.
We require 1 year of verifiable income. We need your 2 most current pay stubs with year to date information from your current employer or 12 months bank statements. We also need a complete address, phone number and supervisors name for all employment in the last year. If any applicant is self-employed, you will need to supply us with proof of income such as 2 years bank statements showing deposits of your income, year to date profit & loss statement for the current year, a complete copy of your IRS Form 1040 with all schedules for the prior 2 years, and 3 business references with name, address and phone number.
Your monthly income must be in excess of your monthly rent and monthly bills so as to cover any food, utilities or unexpected expenses that might arise. Garnished income is not considered in your gross or net income.
If you don’t have 12 months of rental history, you might need a co-signer.
We need a copy of your driver’s license or other picture ID.
Evictions and/or outstanding rental related debt is cause for denial. Multiple late fees within a 12 month period is cause for denial.
We screen applicants with criminal convictions/felonies on a case by case basis.
No more than 2 people per bedroom. If a bedroom is too small for a queen size bed & dresser, then that room is limited to 1 person.
Every rental is non-smoking.
Most rentals have a no pet policy, but a select few will allow a dog or cat. A pet application will have to be completed along with an interview of the pet and a non-refundable pet fee paid in advance of occupancy.
We use TransUnion for our credit reporting agency. Their mailing address is 2 Baldwin Pl., P.O. Box 1000, Chester, PA 19016. You have a right to obtain a free copy of the consumer report in the event of a denial or other adverse action and to dispute the accuracy of the information appearing in the consumer report.
